5 Signs You Need Roof Restoration

The roof is the heart of your home. The roof takes a beating from everyday elements like rain, sunshine, and hail, and; therefore, needs regular maintenance checks. There comes a time when no number of repairs can restore your roof's functionality, and you need to replace your roof altogether. Here are some of the tell-tale signs you need a roof restoration.

1. Broken or Missing Tiles

Tiled roofs become vulnerable to damage with time. They begin to crack or break off, which heightens the risk of leaks in your home. Missing or broken tiles also affect the roof's insulation capabilities.

One way to determine whether your roof is missing tiles is if it begins feeling hotter or colder than usual. Another sign is an unusual increase in energy bills. You may also be able to spot the damage while standing outside your home. At the first sign of broken or missing tiles, you need to call a professional to replace your roof.

2. Sagging

Sagging from in and out of your home is a sign that you need a roof restoration. Sagging is a result of water pooling up in a specific area of the roof. The water weakens the roof and may start leaking inside your home.

Sagging is a tell-tale sign of structural damage. It can also result from poor workmanship and aging. It particularly affects old roofing because older houses were not designed to offer water damage resistance like modern ones.

3. Degradation of Paint Work

It is important to maintain your roof regularly. Peeling paintwork outside or inside your roof's exterior is a sign of a problem. Damaged or flaking paintwork means your roof does not have any protection against the elements.

If the roof has not been seriously impacted by the elements, you will only need to repaint the roof. However, in severe cases, you might have a roof restoration. Make sure the paintwork on your roof is in good condition for better protection and to extend the life of your roof.

4. Age

Knowing the age of your roof will help you decide whether you need to repair it or replace it. A new roof that's leaking may only have a guttering issue. However, if the roof is 20 years old and requires frequent repairs, you probably need a roof restoration.

Many roofs last between 15–20 years. One of the main signs of an old roof is cracked, buckling or damaged patches. You should also check the downspouts and gutters for shingle granules. If your roof is losing granules at a high rate, it is nearing the end of its useful life. For more insight, contact roofing services.
